Hemlane review for landlords: great tenant management, thin on accounting

·5 min read

Hemlane has built a genuinely good product for landlords who want help managing the day-to-day — tenant screening, lease signing, maintenance requests, rent collection. If your biggest pain is coordinating with tenants, it handles that well.

But "property management" and "accounting" are two different jobs. And understanding where Hemlane stops is important before you commit.

What Hemlane actually is

Hemlane positions itself as a "smart property management" tool. The main pitch is that you get software plus optional access to local agents and coordinators who can handle things on the ground — showings, maintenance follow-ups, lease renewals. That hybrid model is genuinely useful for landlords who own remotely.

The core software includes:

  • Online rent collection with ACH and card payments
  • Tenant screening (credit, background, eviction checks)
  • Maintenance request tracking with vendor management
  • Lease storage and e-signature
  • Listing syndication to major rental sites
  • Basic income and expense tracking

Pricing

Hemlane starts at $28/month for up to 4 units (Basic plan), then $36/month for Enhanced, and adds per-unit fees as your portfolio grows. That's before the optional local agent add-ons, which layer on additional fees per property.

Where it falls short for accounting

This is the part worth reading carefully if your goal is clean books and a smooth tax season.

Hemlane tracks income and expenses — you can log what came in and what went out, attach receipts, and export a summary report. That's useful. But it's not accounting in the technical sense.

  • No double-entry bookkeeping. Hemlane is a cash flow tracker, not a ledger. There's no balance sheet, no debits and credits, no way to know if your books actually balance.
  • No mortgage tracking. Mortgage payments contain three things — principal, interest, and escrow. Hemlane treats the whole payment as an expense. Your interest deductions won't be right, and your loan liability won't appear on any report.
  • No depreciation. Annual depreciation is often the single largest deduction for rental property owners. You have to track it separately.
  • No real balance sheet. Without double-entry, there's nothing to reconcile. You get an income/expense summary, not financial statements your CPA can actually use.
  • No LLC/partnership support. Multi-member LLCs need capital accounts and partner allocations. Hemlane doesn't do either.

The tax season problem

Many Hemlane users export their data at year-end and hand it to an accountant who then has to reconstruct proper books manually. That reconstruction time is billable. Clean accounting software pays for itself.

Who Hemlane is actually for

If tenant management is your primary headache — coordinating maintenance, chasing rent, signing leases — Hemlane is a solid choice. The optional local agent network is a real differentiator if you manage remotely and need feet on the ground.

If your priority is clean books and tax-ready financials, you'll need a second tool running alongside it. Some landlords use Hemlane for tenant ops and a dedicated accounting tool for the books. That's a reasonable setup — just be honest with yourself about the added cost and complexity.

The stack that works

Hemlane (tenant management) + Kulta (accounting) covers both sides cleanly. Kulta handles double-entry books, mortgage amortization, depreciation, and tax reports — free to start, no per-unit fees.
